A professional home evaluation of more than 1,600 items inside and outside the home is the core of the Pillar To Post inspection. We conduct a visual inspection of accessible systems and components of the home including:

Pre-sale Inspections are the majority of our work. We do not advise buyers whether or not they should purchase a property. That decision is yours. The reality is we do not get paid by the defect. If the property tests well we report it that way, if it tests poorly we make sure you are aware of the true condition. Our mandate is to provide you with an honest and unbiased assessment of your potential purchase. We encourage our clients to attend the inspection so they can follow the inspector and receive a step by step tour of their new home and have all their questions answered instantly.
Upon completion of the inspection, the client receives a computerized inspection report with colour digital images printed on site and placed in a Pillar to Post Inspection Report Binder which is theirs to keep.
Pre-Listing Inspections are for home sellers. We provide you with the same comprehensive service and report which will give you the opportunity to identify any issues that you might want to address prior to listing your home for sale. If a system or component is found to be in ‘suspect’ condition and the recommended repairs are completed, this may help reduce the possibility of price negotiations and, in some instances, increase the value of the home. Some estimate that for every dollar of perceived defect, buyers want a $2 - $3 discount. If that is true, it might pay off to spend $2,500 replacing an old furnace, etc. Replacing something as necessary as a furnace helps create a favourable perception of how well a vendor maintained the home. If there is a problem with an essential element of the house, a buyer might think "if that was neglected, what else was neglected?"
A One Year Warranty Inspection will determine if any visual structural defects exist, any evidence of water penetration, any visual defects in material. However, it is not a building code inspection. A one-year warranty inspection should be completed around the 11th month of owning your new home. You can then bring to your builder’s attention any deficiencies noted in the inspection report for the builder to repair.

A Pillar To Post® Inspection covers over 300 categories and more than 1600 specific items. Our inspection results are recorded and a computer-generated report with digital photos of deficiencies or areas of concern is given to the client at the time of the inspection in the Pillar To Post® Inspection Report binder. Also included in every Pillar To Post® Inspection Report binder are the following:
- Maintenance Checklist to help clients with the semi-annual maintenance of their home.
- Home System of several pocket folders to keep receipts and track expenditures pertaining to the home.
- Residential Construction and Remodeling Estimates Guide - Should the home require some repairs, this guide provides clients with some “ballpark” figures. As with all repairs, we suggest you obtain 3 quotes and know that the most expensive is not always the best. Always take the time to check references.
- Evaluation Form so clients can provide feedback on the quality of service provided to them.
