In a competitive market, highlight lifestyle, not just features. Focus your marketing efforts on showcasing the most eye-catching aspects of your client’s home on social media by leveraging the latest home trends. So are we. Many of us have been impacted by this year’s freezing winter – and so have our homes. As the weather begins to turn, prepare your home so you can transition into springtime activities stress-free
Take a look at these Spring home maintenance tips. By taking these steps, you protect your investment and prevent unexpected repairs:
Clear accumulated debris from gutters and make sure downspouts flow freely and direct water away from the foundation. Improper drainage can allow water into the crawl space or basement.
Check siding and trim for cracks, peeling or chipped paint, and general wear and tear. Have damaged areas repaired and repainted as needed for lasting protection.
Inspect patios and walkways for cracks and any loose bricks or pavers. These are tripping hazards that need to be corrected promptly.
Clean window screens and repair any damaged areas. Replace the screen material completely if damage is extensive or the screen isn’t holding up to the elements.
Look around the property for damaged tree limbs and branches. If a large tree appears to be damaged, stay safe and call a professional to address any issues.
Inspect the irrigation system and fix any broken sprinkler heads and emitters. Also check for overspray and adjust the system to prevent water waste
Time for a Spring Refresh
Once you have the maintenance essentials taken care of, spring is a perfect time to refresh your home. Small updates can make a big impact on the overall appearance of your home and help highlight elements that buyers are looking for.
Take a look at these Spring home maintenance tips. By taking these steps, you protect your investment and prevent unexpected repairs:
Refresh your outdoor living area: clean patio furniture and power wash your patio or pathways, or even add some colourful cushions
Brighten up your home’s exterior: small updates include painting on your front door, updating your house number, or new outdoor lighting to enhance curb appeal

Before and After a Storm
No matter where you live, storms can wreak havoc on property. Taking action before and after storms can reduce the chances of serious damage to homes and lives.
Before the Storm
Outdoor furniture, grills, toys, and other objects should be stored away. Secure and anchor large objects such as prefab sheds and play structures.
Trees can look like they’re in good shape, but may be diseased or have other problems that can cause them to fall unexpectedly. Local ordinances may require that trees be trimmed a minimum distance from driveways, structures and power lines. For safety’s sake, a qualified professional should perform this work.
Use binoculars to check your roof for missing or damaged shingles. Flying shingles can damage structures, while missing shingles can allow water to leak into the home. Any roofing repairs should be done by licensed professionals.
After the Storm
Look for downed or sagging power lines and report them immediately to your utility company. Always assume a downed power line is live and never approach or touch it.
Check around for fallen branches or other damage to trees and structures. This is also a good time to re-inspect the roof for storm damage; any repairs should be made as soon as possible to prevent further problems.
Note any areas where water may have infiltrated siding, the foundation, or windows and have repairs done before the next storm hits.

These common myths still persist - let's set the record straight.
Myth: A home will pass or fail an inspection.
FALSE! Inspections don't give grades or scores. They offer an unbiased evaluation and highlight issues in a report.
Myth: A pre-listing inspection causes problems.
NOT AT ALL! A Market Ready Inspection helps sellers fix issues early and avoid surprises, leading to faster, more profitable closings.
Myth: New homes don't need inspections - they have warranties.
NOT SO FAST! Problems often arise in the first year. An inspection helps catch them early while the builder's warranty still covers repairs.
Myth: Buyers don't need to attend the inspection.
NOT REALLY! The report is vital, but attending gives buyers the chance to ask questions and learn more about the home first-hand.
Service Highlight: Sewer Scoping
Why Get a Sewer Scope?
Sewer lines aren't always top of mind for homebuyers, but they should be. Depending on the home's age and the sewer line material, issues can arise. The lateral (pipe from the home to the public sewer) is the homeowner's responsibility.
Main concerns:
Roots, cracks, or collapses can block the pipe, causing sewage backups.
Severe damage may require full replacement—a costly fix.
A sewer scope can reveal hidden problems. Catching issues early could mean a $1,000 repair instead of a $10,000 replacement.
Sewer scoping can be done with the home inspection or separately. Knowing the sewer's condition helps clients plan next steps wisely
